Non-Bank Lenders Lead the Way in Commercial Property Investment

According to research on commercial property that was carried out by experts at De Montfort University, non-bank lenders have recently swarmed the commercial property industry. The findings indicated that alternative lenders funded approximately a quarter of the commercial property sales that were completed in 2013. This is mainly due to many mainstream banks focusing on retrieving their money following poor commercial property performance during the economic downturn. Nearly half of the money from non-bank lenders was provided by insurance firms, many of whom decided to dip their fingers into the commercial lending market soon after the unfavourable economic climate of 2008.

These statistics highlight a massive increase in alternative lenders’ market share within the commercial property industry and the research experts have stated that their involvement has doubled. Meanwhile the mainstream bankers seem to be succeeding in trying to retrieve the money they invested into commercial property. Reports show that debt held against the UK commercial industry has dropped by 9.1%.

The UK commercial property debts had risen to an astonishing combined £198.4bn debt due to the 2007 property crash. There is notable growing confidence among the bank lenders, so it may be correct to assume that banks will soon be back in full force to compete with the alternative lenders for a share in these booming commercial industry conditions.
